White Peak Planning were appointed by Bloor Homes in 2017 to project manage the coordination of an Outline Planning Application for the redevelopment of Basingstoke Golf Course, comprising up to 1,000 new homes. The site is identified in the Basingstoke and Deane Local Plan (2011–2029) as one of the Borough’s largest housing allocations.
Following the granting of Outline Planning Permission, we coordinated the project team in preparing and submitting four Reserved Matters applications for Phases 1, 2, 3, and a Local Centre incorporating 12 dwellings, a nursery, a community centre, and retail units. Reserved Matters approval has been secured for Phases 1–3, delivering 941 homes. Homes within the earlier phases are now occupied, and the third phase is currently under construction.
As a former golf course and parkland, the site contains many mature trees, which have been carefully integrated into the design across all phases. Noise mitigation measures were also required due to the adjacent trunk road network, and challenges in implementing a noise survey condition led to our submission of a Section 73 application to vary the condition, approved in July 2022.
The development will deliver two sports pitches with changing facilities, allotments, a neighbourhood park, and a Local Centre.
As Project Manager, White Peak Planning have overseen all planning stages and detailed design to date, including organising and chairing a series of Design Team Meetings to secure agreement on key aspects of the scheme through close collaboration with Officers.
