Progress Continues at Sandleford Park East

White Peak Planning continues to support the delivery of the landmark Sandleford Park East development in Newbury on behalf of Bloor Homes and the Sandleford Farm Partnership.

Following the grant of outline planning permission in 2022, we have been leading the planning strategy for the project, acting as Project Manager and Planning Agent to coordinate the progression of the reserved matters and discharge of conditions applications.

Over the past years, our team has worked closely with the clients, design team, and West Berkshire Council to progress the extensive package of pre-commencement planning conditions required to unlock development. This has involved coordinating a wide range of technical and design disciplines to ensure the necessary information is submitted efficiently and in accordance with the outline consent.

Building on this work, the first reserved matters application for the site’s primary infrastructure was submitted in 2025 and remains under consideration by West Berkshire Council. This application represents a significant milestone in bringing forward the delivery of the wider development, providing the roads, drainage, and strategic infrastructure that will support future phases of the scheme. We are now working with the team to progress the first residential reserved matters phase, due to be submitted later this year.

As one of the largest residential developments in West Berkshire, Sandleford Park East will deliver up to 850 new homes alongside a primary school, local centre, country park and extensive green infrastructure. We look forward to continuing to work with the project team and the Council as the development progresses through the next stages of the planning process.
